bhaiyya no offense but it looks like u certainly dont knw hw the real estate situation in andhra is right now ..... in my fathers village ppl r quoting 50lkhs per acre ..... vizag ki 20 kms unna lo land manaki 20lkhs/acre ki ammutharu antey ( for whatever the reason it is ) ,  it sounds like a joke man ....

1 acre land untey , danni plotting chesthey u'll lose 40% of the land for the roads ( 30/60 feet roads between the plots and land scaping ki vadiley area) .... so u'll have about 60% of it for urself ..... 

 

so u'll have about 2900 sqyards ( one acre is 4840 sq yrds)  that u can sell as plots .... daanlo neeku 3 crores revenue raavali antey each sq yrds abt 10,400 rupees ki ammali ..... antey 250 sqyds plot about  25lkhs avthadi ... for a plot on the extreme outskirts of the city its on a higher side if u ask me .... marketing entha cheskunna kaani people have become really smart these days man , its not so easy to convince them 

 

all the other things that u told make sense actually , 1 crore investment untey we can definitely do a lot of things , but TS ki ikkada antha investment ledu ani chepthunnadu kada ..... chethilo liquid cash undi if u knw hw to do things , u can multiply it easily ...

 

but the only point i dont agree with you is ur perception abt ethics , business lo unnappudu the most important thing that u need to have is ethics , avi lekunda maybe ull see a temporary success , but once everyone gets to knw that u dont really value ethics they wont come forward to do business with u ...... business lo mana maata ki unnantha value money ki kuda undadu ....

setup kaadhu kaani, kind of real estate business,,, I m in plan to do type 1 first and then type 2

 

 

Type 1 : For ex: if you have 15- 20 lacs now or even more, go and buy an 3 to 4 acres (or atleast 1 acre) land in district places like Vizag,kakinada,rajamundry,viziangaram, chittoor,tirupati,etc., then divide them into plots like 100 ,200,300 sq yards and then advertise with low cost in newspapers and then sell it off.  1 sq yard = 2500 or above sale avthondhi around 30km frm vizag lo.... so u can make good money in quick time.. 

 

If u have solid amount of money, then u can think of guntur, bezawada and all, ..

 

 

Type 2 : Take a simple 300 to 400 yards and then start advertising nominally looking flats (2 or 3 bedroom) will be constructed. Target only group house (which contains 6 to 8 flats). market lo vunna rate kanna oka 2 to 3 lacs thakkuvaki advertise cheyi... 

 

oka 4 to 6 flats ayithe construction cost around 50 to 60 lacs avthundi, but ee amount motham nuvve pettukovu, 6 flats sale ayithe 20 lacs (worst case lo) * 6 = 1.2 crores... 70 lacs profit..

 

first foundation vesi pillars veyi with bank loan or basic amount if u have, and then u will most probably get money from buyers....

 

 

 

Type 3 : Baby day care (very good business in hyd or b'lore) 

 

Investment around 5 lacs vundachu depending on area thou, kind of like maintainin a day care school with aayas, cook, for each baby parents pay 20,000 to 40,000/ month, padhi mandhi pillakayalu vunna solid profit, only headache is proper maintenance like toys for kids and things etc.,

1 sq.yd = 2500rs palukutha untey ... y would the seller sell his land thats worth about 1.2 crores/acre for just 20 lakhs to u ?
