also , first time builder aithe only abt 50% of the land value isthaaru ,...adey 3 years lo atleast 3 apartments kattina experience untey kanuka , the'll give upto 80-90% ...

this is not entirely true bro , property appraisers untaaru for every bank , they appraise the property based on existing rates not govt rates ...
