After inspection, get appraisal, it might cost you few hundred dollars more, kaani entha pettachu ani value chepthadu appraiser. 

 

Consider mortage + taxes + insuracne + HOA. 

 

It is not easy to sell for profit in an year because, you will end up paying closing costs (few thousand dollars) also. 

 

if you put 20% down payment ( in your case $30k), it is fine, or else you might need to pay another $200 per month PMI  (Premium Mortgage Insurance ) and an initial $3-$4k extra in closing costs. 

 

Check if condos are selling well in your area, or you will be stuck with it when selling

 

people usually check for updated baths and kitchens when buying

first talk to ur attorny and prepare solid contingency aggrement then after that go for inspection after seller aggres only to all those terms go ahead..... my suggestion is make 10% downpayment insted of 20% fiinally get a good mortgage guy there are some good local guys who offers .... there are some who dosent even know the process they are big headache till final clouser...

 

 

150k antunavuu kadaa including taxes insurace if hoa ~1500 per month .... and always consider reselling point ... think of this down the line why should some one buy ur house or rent it...

agree with django, there are some lenders who can do the loan without PMI even for 10% down. shop around, not all lenders are good. there are some lenders with pake exp :P

 

Real estate attorney will be the first step, if you dont have a realtor. Please dont think that buying a house is easy and we dont need attorney. Always have a good realtor or atleast a good attorney (real estate attorney to be specific) 

 

dont ever go with lender recommended realtor or lender recommended attorney

 

also dont go with realtor recommended attorney. 

 

google reviews.  also zillow will probably give you more reviews but i dont trust them 

 

check similar condos on zillow, trulia, realtor etc

 

you can check for recently sold homes, and then see how much similar condos in your area are sold, check if the condo has similarities like gas heating, gas cooking, granite tops, new baths, stainless steel appliances etc.,

House buying is a huge process..


Once price drops ..a illu vadilinchukolevu..ala ani rent kisthe..repairs vachi price drop avutha veltudhi..

So unless you have GC and solid full time job..dontgo
