Buying condo's for rental purpose is not a good idea.just check out the monthly maintenance fee that the property management charges..depending on the condo setting and location it may range from $400 to $1400 a month..your rent will barely offset the mortgage ..if your apt is not rented out quickly between the leases..then you will be in -ve cash flow

Also the you have to pay property taxes of around 3% to 5% of the assessed property value ,every year...

Investment wise it is good, But you cannot take rent directly as you are on H1. property maint hire cheskoni vallaki 10-15% of the rent ivvali, they will collect rent and will deposit in your bank (this is what I am aware of, i am trying to buy a condo solely for investment purpose,so researching more on this) 

 

20% is not mandatory, but if you donot put 20% down, you have to pay PMI (Premium for mortage Insurance) additionally monthly. This will be $200-$300 depending on the loan amount (say $200k - $300K). 

 

your expenses would be mortgage + PMI (if you dont put 20%) + taxes + property maint fee + repair. All these should be covered by rent. Dont think you will get $1000 cash flow monthly. you might get $100-$200 and you have to keep them aside if the condo is not rented
