Guntur vijw lo mass areas (town centre &surrouning areas ) lo kuda same rate
I feel Banjara hills deserve better

depends on quality of construction and amenities provided.....area wise rate cheptunnav endi...oke area lo qualtiy and amenities diff unte price can vary from 100 to 1000/sft.

ikkada manjeera kabbati I think qualtiy will be good..nenu baita nunchi chusa. No first hand exp..plus woodwork kuda undi annadu so I think its decent price if he can negotiate and bring it down to 5-6Lk
