First of all you need to back up your claims with documentary evidence and proofs..

Take pics of the issues/problems ..give complaint in writing and take acknowledgement ..if they have email or online service desk..pls communicate in and get replies

read your lease contract and see if they are following it (the rules)

 

Unless you have tons of documentary proofs ,it is not worth to pursue ..cos they may say that they have put some notice /sent you one regarding the schedule to take up maintenance issues etc

You don't need attorney for this..go to small claims court and file a case
