you have to wait for like 5+ years to get reasonable returns.. 

one of my friend built an apartment complex in that area and looking desperately for buyers..

If you are buying for profits in a year or so, then not worth it.

we have mango fields at Gampalagudem, Andhra Pradesh. going around 12-14lakh now if you have already grown trees with water etc..we bought this for 4lakh/acr in 2011. and then spent almost 1-1.5lakh/acr for development.

20lakh is okay at Mylavaram if it is close to main road, with water and grown trees. I doubt prices still hold at this range after demonetization, wait few months you will get it more cheap
