Down payment ... oka 6 months EMI ki backup plus emergency ki oka 10k backup .. ivi untey relax .. .. worst case lo if you have to relocate .. Rent iche options kuda explore chesko , I suggest a condo/townhome (my personal choice) if you live in expensive area .. Single family house ki maint ekkuva plus more furniture ... 

House maree old (if built more than 10 years ago) itey konni maintenance lu untay and prepare for worst incase if you have to do any major work...
