U can do agreement of sale if any no of people...so you never knw to how many parties he did the agreement with

Agreement of sale is registration ani neku evadu seppadu

Sale Agreement anedi just buyer and seller ki madyalone untadi, it is not valid legally. Just flat/land book chesukunetappudu advance money ichi ee sale agreement rasukuntaru. Sale Deed is actual final legal document and it has to be registered in sub registrar office then you will be legal owner.
