Dont go with big bankers..Go with small lenders.. Closing costs taakkuvu ane concept vundadhu..Lender will share there margin with you towards closing costs..We need to find such type of lender..House value ni batti kuda vuntundhi aa amount..

I closed last year for 2.62 % paid appraisal fee..for 10 year as well.
