Need advice on buying house in Atlanta - looking in Alpharetta, Cumming (near exit 13)

How much old house is safe to buy - what all things to look for - like home warranty, roof, HVAC ? 

Also range is about 280 - 320 k. Which are good societies to search ? Looking for single family home 3 Bedroom max but good school district.

Are townhomes good option ? some people say it is hard to dispose them later.

You won’t find a single family home for 320k in exit 13. You need to go to exit 16 or 17

I could see some homes at Exit 12 and Exit 13 but year built is 2003. Not sure as I am first time home buyer - should I be going for homes older than 8 years ?

Exit 13 Min 425k

500 to 600k for a new home 

400k+ for a home built after 2005

As long as the condition is good, it is ok to go for year 2000+ homes

Depends on your situation. Are you really willing to spend 320k + whatever upgrade cost and buy used home?

How many SQFT? Do you have any facing preferences (East facing, North facing,...)? 

 

I dont think there will be a lot of difference between old and new homes (As long as you can get the house for atleast 10K less than new house. Because roof change may be covered by insurance and even replacing HVAC can cost a maximum of 6K) but finding a new house for your price may be difficult with your budget.

No preference of East vs North.  

Does insurance cover roof replacement if it is not due to hail or some accidental issue. I was not sure if insurance would cover normal wear and tear over the years.

I am seeing few home for about $290K but they are like 2003-2004 built. Not looking for more than 2200 sqft.

late 2000s lo built any house should be alright... ofcourse you need to to an inspection for the condition..

one suggestion.dont buy house in community with majority desis. Incase if  h1b is screwed for everyone  it will be tough for you to sell house for a good price
