This is very true.. especially with the the A/c

you are getting confused with appliance/ac/heater warranty in case of home, your home insurance is for replacing anything in the home

sellers do provide a 1 yr service contract while selling the home, this costs around 500$/per year

there is isnt much used of it as they have a call rate of 75$ per repair visit, we can get the actual repair job done for 75$, its as good as useless

check for CLUE reports on the property, if there are any claims on the property, your home insurance is going to be expensive, these reports are free in 2016, dont know if they cost now.. check for LExis nexis property CLUE report

you will have to do lot of research on the property during the contract 14 day or 21 day period, if you have a valid reason to pull off the contract, you can do it without losing the contract 1% money

An update - saw a house yesterday for about $285 K . About 8 years old and around 2000 sqft. Owner is not ready to provide Home Warranty for the appliances and house structure. Is it normal for owner to do that ?

Not everyone provides Home warranty. It is just 35$ per month. If you really like the house then go ahead. Is it a townhome or single family?

I would ask u to delay decision until next year. Decide after new H1B rules.

the seller is not obliged to provide warranty on anything,  this is called service contract,  you need to hire an inspection guy to do all those checks

some sellers may negotiate minor repairs but nothing substantial, all depends on inspection

appliance warranties are sold separately by HVAC companies, they charge 300$ per year plans for annual maintainence and tuneups, (they charge for spares)

first check the property has any home insurance claims in the past, this will clearly explain what to look for and whether to go for it or not

Yes I have a feeling 2019 will be a make or break year for H1s. They might really tighten up the restrictions on speciality occupations, employee-employer relationships. Also for full-time clients they might start enforcing the recruit US Citizens policy by denying H1s for companies that recently laid of USCs. Better wait till end of 2019 or early 2020 and buy a home. Also home prices are at an all time high now. There might be some cool off period if you wait.

there will always be something that delays important aspects of life, waiting instead of buying comes with a premium of increasing home prices

the only factor one should check is how good the job market is in that area for your tech, or if you are FT

if one is restricting the mortgage budget to amount same as rent, they are safe, you can lease away the home and leave the country and come back later

if your PD is less than 2012, there is a chance for EAD in the next 4-5 yrs even if you leave the country using consular processing

our tendency will always be settling in US, so no matter what rules come, we will adjust accordingly

2010 was the same, so many people shifted to FT.. nothing will happen 

rules are being tightened for sure, but all will be back to normal within a year or two
