dont go for years before 2009,  energy efficient home started from 2009 onwards

if they had energy efficient windows and roofing installed, then go for it else prefer >2009

you will also spend a lot of your utility bills if you dont get energy efficient homes

3000 sq ft home should get less than 90$ electricity bill if energy efficient

same home if not energy efficient, will easily get 180$ as standard excluding peak winter/summer periods

+1 Exit 12 and 13 complete desi subdivisions unnay. Mostly H1 people. H1s ki emanna major issues vaste ee subdivisions sagam khali avutaay. Bank ki back icheyatamo leka half the rate ki ammukovatam tappa vere option undadu..

Ee subdivision lo house sale ki pettina desis tappa vere vallu evaru konaru.. Tellollu, chinkilu evaru touch cheyyaru ee subdivisions ni..

sure, when going for used home , dont overbid

if the listing is at 350K,  allways bid less than 350K, may not be easy but it works

dont sign the contract until you do inspection of the home specially foundation and roof, dont let your inspection guy talk to the home owners at all

inspection can cost 350-500 depending on your area, go for the best guy,  not the cheapest, this is not the area to save

200-300k ki illulenti vayya....maa bay area lo down payment kattali...

atlanta lo intha seap aa houses...IT market baane untadi kada. i think move from bay area to atlanta ela untundi ? anyone recently moved ?

Ikkada kooda ippudu majority of the houses are between 500 to 600k. Bay area kante still takkuve. Salaries bay area anta ravu. nenu oka 2 years back better rates kosam bay area move avudamani cost analysis chesa. Not worth it. 200k in bay area is equal to 120k in Atlanta. The taxes, home prices, rents, car insurance, gas prices, grocery prices, health insurance everything is way higher in bay area. If you are making 120k in Atlanta, it is not worth moving unless your offer is 200k+

ok thanks. You can go with the inspection guy while he is inspecting ? I thought they do it independently.

Does insurance cover roof replacement if it is not due to hail or some accidental issue. I was not sure if insurance would cover normal wear and tear over the years.

I am seeing few home for about $290K but they are like 2003-2004 built. Not looking for more than 2200 sqft.

Insurance covers in 90% of the cases. Usually, there will be one storm every year and the insurance will be claimed at that time for roof change. You have to pay the deductible. many roofs were changed in my neighbourhood over the last couple of years that way. HVAC, you can have home warranty, but usually if you maintain them, there wont be a lot of issues.

How about Seller's warranty ? I had discussion with one owner, he was not ready to buy 1 year warranty before closing. Normally I heard people get 1 year Home Warranty from seller.

not actually in Atlanta, that can be costly. I am sure you are referring to Alpharetta area
