inspection ayyaka, if there is any major red flags, u cna always walk out kadha. We did isnpection after our offer got accepted.

Home Warranty lite, year ki 500$, but teesukunnaka they will show you 1000 reasons to escape from repairing or replacing ur appliances. You can negotiate on the selling price / towards closing costs  / any repairs that found during inspection.

Also Home Warranty ivvadanta because the house was built in 2015. How important is Home Warranty?? Please throw some light.

accept that counter offer for $245k and ask seller to pay for closing cost. closing cost will be around $4k to $5k and you have pay in cash.. so why bother $5k/$10k more in 30 yrs loan vs $5k pay in cash now for closing cost.

Appliances like Fridge, Stove, Washer drier etc included ani cheppadu. Actually I don't need them. I have my own.

Probably wills ell theirs on Craigslist.

After acceptance, inspection not good aithe we can further negotiate or walk out.
