Tirupati lo Venkateshwara swamy ni manam Balaji ani, yedu kondala swami ani piluchukuntam.

Movies lo Vishnu avataram ni Venkateshwarudini okare anatu chupistaru..

Kaani Oka Gujju ammmayi full argue chesindi...Nahi Balaji is not VIshnu avataar ani.

nenu vinna story... vaishnavulu saivulu godavalu pade time lo...  Vishnuvu Sivudu okkade ani Venkata + Eeswara ani Venkateswara Swamy avatharam etthadu Vishnu murthy kaliyugam lo ani antaru...  

Yes, Venkateswara Swamy is Vishnu avataram

If you are referring to the Dasavatharams - No.

Dasavatharas are

  1. Matsya (Fish - Water)
  2. Kurma (Amphibian)
  3. Varaha (Wild Boar)
  4. Narasimha (Half Man/Half Animal)
  5. Vamana (Dwarf Sapient)
  6. Parashurama (Early Human)
  7. Rama (Ideal Human)
  8. Krishna (Divine)
  9. Buddha
  10. Kalki

However, these aren’t the only avatars of Vishnu - These are prominent and important avatars of Vishnu.

Other famous Avatars of Vishnu

  1. Narada
    1. As son of his son (Brahma)
  2. Mohini
    1. Woman
  3. Hygreeva
    1. Horse
  4. Veda Vyasa
    1. Vedas
  5. Sri Venkateswara
    1. Tirupati

Narada cannot be Vishnu man...

As far as I know. 

Dasavataram is Lord came to earth in one of the forms (either Human, Fish, ...)

However, Lord Vishnu directly came to Earth in search of Goddess Lakshmi. Hence, he is not part of Dasavataram as he himself came directly to earth.

vishnu murthy dashavatharallo venkateshwara swamy avatharam ledhu.. andhuke ayanni "kaliyuga prathyaksha daivam" antaru..

vishnu murthy dashavatharalu etthidhi edho oka cause kosam... 

rama, krishna, narasimha avatharalu jaya-vijayula katha, dushta shikshana kosam...

ksheera sagara madhanam lo dhevathalu..rakshasula godava.. aa giri ni paiki lepadaniki thabelu avatharam...

3 adugula nela nadigi.. bali chakravarthy ni samharinchadaniki vamana avatharam ilaaa

Kaliyugam lo Vishnumurthy vaikuntam vadiki kopan tho aligi akasharaju intiki vellipoyina Lakshmi devi kosam Tirupathi ki vachadu...

He is still there in Tirupathi antaru not sure if he is back to Vaikuntham or not...

True... is he back to Vaikuntham or any story regarding why did he settle in Tirumala??

Yes, they are incarnations of Vishnu. This chapter of the Srimad Bhagavatam lists 22 of the countless incarnations Vishnu has taken, and in particular it says this:

In the millennium of the ṛṣis, the Personality of Godhead accepted the third empowered incarnation in the form of Devarṣi Nārada, who is a great sage among the demigods. He collected expositions of the Vedas which deal with devotional service and which inspire nonfruitive action....

Thereafter, in the seventeenth incarnation of Godhead, Śrī Vyāsadeva appeared in the womb of Satyavatī through Parāśara Muni, and he divided the one Veda into several branches and subbranches, seeing that the people in general were less intelligent.

By the way, Vyasa isn't the only one who has ever divided the Vedas; see my answer here.
