Is it a good investment.??

Hyd Gachibowli lo G + 4 + Penthouse apartment for 3.1 crores.

Ground floor lo 4 rooms for PG(paying guest or hostel) maintenance people.

Each Floor has 6 rooms (2 flats each has 3 rooms).

Penthouse has 4 rooms.

Total of 32 rooms.

Currently leased to PG(total 32 rooms), Rent is 2 Lakhs per month.

4 Partners each one share 50 lakhs 1.1 crore loan (10% APR).

So Total 75 Lakhs investment ki 50,000 - 10,000 (IT) = 40,000/- monthly return.

Pros:

               N E Corner Building, close to Highway

              Good location for Rental Investment.

               Moderately cheap.

Cons:

           Aa area lo G+2 ki matrame permission undi, but akkada unna anni constuctions  G+4 kattaru, by somehow managing MCH people. So future lo destruct chesthe G+2                 migulutundi.

rent motham anni floors (32 rooms) ki vastundi, future lo asset may be reduced to G+2 ani TS yokka idi

partnership lo godavalu ostai specially real estate. ade 75 lakhs lo inko 25 lakhs kalipi nuvve edo okati konnuko...no daddy's listen ante nee karma

can you please explain what are the issues might come.? The reason of posting this thread is to know the underlying issues.

Registration will be done on all 4 partners.

Apartment nadavaka pothe, split chesukuntaru each floor ni based on individual interest. Like each floor will have its own price, if i want 1st floor, then i need to pay some extra. If multiple people want same floor, then chits vestaru..

Infact repairs atla emanna vasthey... like plumbing issue or Drainage issue or unexpected expenses ni kuda consider chesi calculations vesuko..
