Buy villas only if you planning to stay there. Otherwise not much rents.

If you want returns , good to buy land some where else.

I am almost in the same boat as you , as an nri house loan easy ga vasthundi

if I buy a villa, loan payment will be around 1 lac to 1.5 lac every month.

Rent not that much. Same applies to apartments. If you buy a normal house with portions you can get some money as returns in form of rent.

Yup.. Thanks for the reply. I found there are not much rents on the villas.. I will try to find some independent house with portions for rent.
Thank you.

Brother @JonSnowUSA specific ga  aa particular area gurunchi naku telidu.. but villa market is on big high in Hyderabad my personal suggestion invest in something if not this one, next few years its gonna give u high rewards.

I bought villa in keerthi richmond villas bandlaguda 4kms from ORR back in 2016 december 2 yrs...We paid 1.65cr plus 28lakhs (corpus fund, adv maintance, GST,registration etc)and we moved into villa in 2018 feb . Same guys Keetrhi estates now third phase same in our community they are charging 3 cr that includes everything (taxes, adv maintenance, registration, corpus fund etc).

until 2014or 2015 villa market was quite or stable  in hyderabad..but it was only going upward direction year by year after political stability i dont see any reason next few years it wont go up more and more.I am already repenting that why i did not invest in 2013 or 2012i would have saved another 30 or 40 lakhs easily.

we actually bought villa in 2007 in Mapple town by radha realy but that guy was waste fellow he did not do any construction for 3 years we got irritated and came out of venture..that was only 1cr.. that time...one of my friend even got for 77 lakhs with full cash.. but compared to makert now hyderabad increased 4 times for villas...and more people moving for villas instead of apartments just like these days prefering suv cars vs sedan cars.

thats my opinion if u are looking into invest four sure Hyderabad is definitely worth it..its not like ppt kind of development in amaravathi...hyderabad boom is ground reality.

right now i am in Hyderabad on vacation, i can see situation on the ground here and suggesting you.
