Anyone invest in such commercial pr0perty

This seems to new trend from couple of yrs I gess...hundreds of ppl  are sharing and taking 2k-3k sqft in commercial 10000 sqft and choosing divisible/divisible block for higher rents...

Investing around 7000 p/sqft for 1K Sqft and expecting rents for 50k Rs. almost double what you get for renting flat...

Anyone already - post pros and cons' ?

We r planning to take 1k sft each member. So that builder will register that 1k sft on each one. We e planning to take around 25k sft and will give for lease. The lease will be taken care by builder/property management company and they will take care abt maintenance n etc.

but ideally you won’t get u r 1k sft as separate unit. We will like 5k or 10k or 20k unit like tht. If anyone wants to exit can sell his share and there will be some transfer charges from builder.

if you have lots of money already invest in it or else don't ivest

taking a loan and applying it is not a good idea

3 cr aithe you should expect 4-5 lakhs montly returns

 

if this is your first big purchase i don't recommend, if you are already established and buying this as another property go for it
