My personal opinion. 30 yrs fixed waste. I always go with 5/1 or 7/1 arms.

500k house ki mari cheap ga 5% down cheste konni lenders asalu loan kuda iyyay because it’s counted as a jumbo loan. Minimum they will ask 10%

Just trying to understand..Arms are a bit risky kada...if you plan to sell the house with in the term then Arms are good..but if you plan to retain the house for longer duration interest rates might go high kada.. 2000's lo interest rates were 8% ala aythe biscuit kada..
