Nee budget cheppu bhayya...that's a key factor. As others said, west is a little saturated and the affordable ones are close to polluted areas. 

East has better prices but it's mostly residential. North also has better rates, but there's very little development; so, you have to wait longer for residential or commercial development.

Becareful with GO 111 updates. It will hugely impact prices there in future if that happens.
