when did he buy? I think you don't need to pay any wealth tax if you sell it within 5 years. In that case selling it off might be a better option.. absentee landlordism on a SFH isn't always cost-effective...

You can hire a  property management company to take care of rentals. They will charge 10% and the first month rent, something like that. That way, you don't need to worry about renting to deadbeats.

Property management will take care of all service calls, and will charge you. In the end, that company will issue you 1099-MISC. Again, you need to file taxes, and write off mortgage as expense. Super headache, unless you are owning a hot property in Manhattan, NYC or Palo Alto, CA.

I would say rent it bear some from your pocket and rent it on 70-30 basis. Some communities will have rental restrictions like only 10% can be rented all others will be in waiting list. Some do have hardship leasing which bypass the rental restrictions if there is valid reason like you are out of state or country. Ivevi workout kakunte sell directly to Zillow. Opendoor sucks blood they give very less compare to Zillow. Opendoor doesn’t buy houses more than 500k.
