I strongly disagree.

Assume you bought an apartment at 70 lakhs, the bank interest is on this amount is 5 lakhs.p.a. per todays rate.

Generally you take a loan of 30lakhs and invest 40 from your pocket.

Your returns are not more than 30k/mo and that will suffice your loan instalments of 3.5lakhs p.a (approx)

Now after 1 year the apt will be around 80-85 lakhs and will not increase too much in the following years (it wont become 2cr iover a period of time unless value of rupee has depreciated considerably) and your profit is limited to first few years only.

In another 10 years the maintenance will be very high, returns will be low/remain same and with the new constructions around, you will not have much takers when you sell your apartment. Besides, it's also difficult for your family to stay in an old apartment which is more than 10 years.

Depends bhayya, anywhere between 50 lakhs and 2cr based on the kind of investment, fundamentals and returns.

At least we need to earn bank interest, my goal is always double the bank interest.

what about the interest that you paid and what about the additional cost that you spent for apartment issues(could be any or none)??
