Okay, oka commerical complex kadadhamani anukuntunna in my land , i have 43 lakhs in hand. 

1) So, inko 40 lakhs loan theesukoni sonthaga kattesukodam better aa (it will get me around 1.6 to 1.8 lakhs per month in this case) 

2) Or okadu investor unandu, super market kadatha antundu, capital mottham vadidhe. 60 to 70 lakhs tho construct chestha antundu, 10 years lease and after that aa building manadhe ( This way gets me around fixed 75k per month, maybe 2 years ki okasari 5 or 10% increase untadhemo). pros in this case is my savings and loan around 1 cr save avuddhhi.. 

So whats your suggestion guys? Meelo evaranna ilanti situation encounter chesthe help me.

This looks like much better option to me......... if you really get 20 lakhs per year in rent.......... 4 years lo you'll get your money back.

 

Lease terms emanna sign chestunnava??? say min 5 years or so at that price(1.6 to 1.8 lakhs per month)???

always build with your own money. partnership agreement lo edo oka loophole tho he can claim ownership in future.

Yes. My friend had an issue, he leased his building to a private school. The tenant is neither vacating nor paying rent.
