refinance cheyiste - see how much 1-time charges you are paying. 

based on the rate reduction - calculate how long it takes to breakeven.

for example if you pay 5k for refi and it saves $250 a month - you will breakeven in 20 months. 

ee 20 months lo illu ammese uddesam leka pote - go for refi. 

it is a very simple math problem.

correst ee... but recent ga what i learnt is... even 0.5% reduction unna.. go ahead with refi... for 5/7/10 ARM.. dont go for 30 yr fixed...ARM will get much lesser APR than 30.

ARM means loan term 30 yrs ee untundi.. but APR matram 5 yrs , 7 yrs, 10 yrs ki fixed untundi ... so APR will grow after that term (5/7/10)... EMI will be lower than 30 yrs fixed

any loan with closing cost oka APR % untundi 

w/o closing cost oka Apr% untundi...  usually diference is 0.125%
