snoww Posted August 13, 2019 Report Posted August 13, 2019 మళ్లీ విక్రయం దిశగా హెచ్ఎండీఏ కార్యాచరణ సాక్షి, హైదరాబాద్ : రాష్ట్ర ప్రభుత్వానికి ‘కోకాపేట’రూపంలో భారీ బొనాంజా దక్కనుంది. ఇప్పటికే ఈ దిశగా హైదరాబాద్ మహానగరాభివృద్ధి సంస్థ (హెచ్ఎండీఏ) కోకాపేట లే–అవుట్ చేయడాన్ని ముమ్మరం చేసింది. అత్యాధునిక వసతులతో కూడిన సువిశాల విస్తీర్ణంలో రోడ్లతో ఇప్పటివరకు నగరంలో ఎక్కడాలేనట్లు సౌకర్యాలను అభివృద్ధి చేసి వేలం వేసే దిశగా అడుగులు వేస్తోంది. 195.47 ఎకరాల్లో ప్లాటింగ్ చేసి విక్రయించడం ద్వారా 5,850 కోట్ల (ఎకరం రూ.30 కోట్లు) ఆదాయాన్ని రాబట్టే దిశగా పనిచేస్తోంది. హెచ్ఎండీఏ గతంలో చేసిన లే–అవుట్లకు, ఈ కోకాపేట లే–అవుట్కు భారీ మార్పులు ఉండేలా అధికారులు చూసుకుంటున్నారు. భవిష్యత్లో భారీ అభివృద్ధి జరిగి వాహనాల రాకపోకలు జరిగినా ట్రాఫిక్ ఇబ్బందులు రాకుండా రోడ్లు నిర్మించాలని ప్రణాళిక రచించారు. ఓఆర్ఆర్ సర్వీసు రోడ్డు, శంకర్పల్లి రోడ్డుకు ఈ లే–అవుట్ లింక్ ఉండేలా ప్రత్యేక ప్లాన్ చేయడంతో ఈ ప్లాట్లకు మహా గిరాకీ ఉంటుందని అధికారులు చెబుతున్నారు. ఆయా ప్రాంతాల్లో ఇప్ప టికే గజం ధర లక్ష ఉందని లెక్కలు వేసుకుంటున్న అధికారులు హెచ్ఎండీఏకు రూ.5,850 కోట్లు వస్తాయంటున్నారు. సమసిన వివాదం... హెచ్ఎండీఏకు కోకాపేటలో ఉన్న 634 ఎకరాల్లో 167 ఎకరాలను గోల్డెన్ మైల్ ప్రాజెక్టు పేరుతో 100 ఎకరాలు, ఎంపైర్–1, 2 పేరుతో 67 ఎకరాలను 2007లో వేలం ద్వారా విక్రయించింది. అయితే ఈ భూముల విషయంలో వివాదం నెలకొని చాలా యేళ్లు కొనసాగింది. 2017లో కోకాపేటలోని సదరు భూములన్నీ హెచ్ఎండీఏవే అని, వాటిని విక్రయించుకునే హక్కు దానికే ఉందని కోర్టు తీర్పునిచ్చింది. దీంతో వివాదం సమసి 634 ఎకరాలు హెచ్ఎండీఏ చేతికి వచ్చాయి. ఇందులో ముందుగా వేలం వేసిన సంస్థలకు 167 ఎకరాలు పోనూ ఐటీ స్పెషల్ ఎకనామిక్ జోన్కు 110 ఎకరాలు, వివిధ సంఘాలకు 50 ఎకరాలు కేటాయించారు. ఇక మిగిలిన 300 ఎకరాల స్థలంలో 195.47 ఎకరాల్లో లే–అవుట్ చేయాలని హెచ్ఎండీఏ ప్రణాళిక రచించి ఆ మేరకు ముందుకుపోతోంది. ప్రత్యేకతలు.. 5,850 కోట్ల ఆదాయం 195.47 ఎకరాల్లో ప్లాటింగ్ 120–150 ఫీట్లు..భవిష్యత్ రద్దీ మేరకు రోడ్లు ఓఆర్ఆర్ సర్వీసు రోడ్డు,శంకర్పల్లి రోడ్డుకు ఈ లే–అవుట్ లింక్.
