Probably the highest cost of living in whole PA. If you need a decent 2 bedroom apartment it costs about $1700/month range. 

New construction homes in KOP, Malvern area costs above $700K, if you go little farther like Downington which is about 1 hr drive one way from KOP area, you can get around $600K.
