guys any pointers on chevella Hyderabad real estate...how is future prospects?

thanks for the response bro...

db lo evariki aina idea unte help throwing some info...and also any other areas that's worth considering and why analysis...it helps others too...entha aina...these IT jobs have no security...so have to get plan b getting going

chevella idea ledhu gaani... wait for min 3-4 months for real estate investments...

Chevella has alot of potential for growth in the upcoming future. Hyderabad is very overcrowded and it has to expand eventually. At this point, I cant think of any other place than chevella. In my opinion, the future of chevella real estate is very promising. 

Let's make chevella great again.

Plots:

some of the areas fall in GO111 near chevella area. So if you purchase a plot in such areas, legally you can't construct houses. off-course illegally they are constructing. so its risky to purchase in such areas. Local brokers act as if GO111 doesn't matter. But it should matter to us as we are the one who will be paying for the plot. So make sure what area the plot falls under. Even if they scrap the GO111 in later stages which is not guaranteed, you shouldn't purchase plots in that area for high cost. 

yeah buying a plot is not a bad idea in chevella area as you may get if for cheaper price compared to hyderabad and there is a lot of scope of hyderabad expansion, new regional ring roads, open space etc. Again don't spend too much money just because its on the road side, what if they expand the road? government will pay the government value only and We end up losing all the black money we have to pay. Indian real state runs on black money!! thats unfortunate! Grab the one which costs less money.

 

Agricultural land:

1 acre any where between 20 lakhs to 1 cr. Its like amazon, apple, tesla stock! they just keep increasing...10 years back, 1 acre was 10-20 lakhs but the only difference is these companies are on paper, everyone including governments know the actual price of these  companies, But the government value for 1 acre doesn't exceed 4-5 lakhs and remaining 90% purchaser has to pay in black! 

I don't recommend spending crores of rupees on agricultural land just because its a road side bit or if its near to town etc. The reason being there is lot of black money involved. I feel its a risky business when such a great amount is involved with out any proofs, also its hard to manage transactions/cash when you purchase or sell Instead I recommend taking land for less price (20-30 lakhs/acre) somewhere away from town even if its not a road side bit. 

Also you need to be very very careful with the land papers, EC/ROR-1B/Pahani. Legal opinion certificate etc. 

In either case, check your property status to make sure your name reflects online ever 6 months once purchased.

 

Don't trust real estate brokers easily.

big unknown is if GO 111 is lifted in future how that affects the market.

Regional Ring road antunnav...adi eppudo gone case. Central govt chethulu etthesindhi kada that they wont fund this project and State govt dropped it altogether. 

Rs13,000 cr investment undochu ani estimated chesaru and if they collect toll tax for 30yrs then it might not be sufficient to pay interest on the principal amount for this project anta. current ORR ey hardly any traffic...why do we need RR. Rather spend that money developing and expanding new roads, flyovers and drainage systems.

more commercialization (hotels/theatres/malls/schools etc), residential layouts. Real estate will jump high drastically. However scrapping the GO is not that easy. lot of environmentalists are protesting against it to protect the lakes of osman sagar and himayatsagar. Again we don't know what happens for sure.

No greenery will be left, pollution, traffic are the side effects. osman sagar and himayatsagar Lakes will become tankbund's cousins.
