If you are in CA and own a single family with mortgage under 510k, you can get it for 2.375 from owning.com, on a 15 year loan. If you own a townhome, then you might get it for 2.5.

I have just locked for 2.75 for 30 years.  This is in TX.

Closing costs are about 5K, with an option to roll them in to the loan.

Try a different lender with low closing cost option .. I refinanced for 2.8/30 years with 400 bucks closing cost .. Same APR different lender gave me 3000$ closing cost ..
