future rates are uncertain, no one predicts how it goes... if u like it, go with it.

Yeah it is great for my situation as my current rate is very bad 4.13% with $300 PMI per month.

go ahead - It looks good in the present market

We are getting 2.75 for 20yr; or 2.25 for 15yr - but with 1K closing costs.

after paying all the loan/hoa costs -ย 1st isย 2100 pm, and 2nd isย 2400 pm. Thinking which to take.
