Is it a good refinance deal 30 years 2.87%?

no PMI

future rates are uncertain, no one predicts how it goes... if u like it, go with it.

Yeah it is great for my situation as my current rate is very bad 4.13% with $300 PMI per month.

go ahead - It looks good in the present market

 

We are getting 2.75 for 20yr; or 2.25 for 15yr - but with 1K closing costs.

after paying all the loan/hoa costs - 1st is 2100 pm, and 2nd is 2400 pm. Thinking which to take.

Loan to value reached 80% due to the appreciation that means 20% equity.
