Mainly started by bania's in mumbai , spread around as only vegetarian castes allowed . In Hyderabad there are few Jain only apartments. Not sure about Andhra

These caste societies in mumbai or Hyderabad will be bought before construction begins . 

You know banias are the richest group even in Andhra or Telangana  and have a very tight knit communities.

There are some areas like kandivali, Borivali, dahisar in Mumbai western suburbs which have good Gujarati population and in such societies they prefer to rent it to gujratis only...
