From a villa perspective 6CR is cheap now a days man. Kokapet most of the villas are costing 8 to 10C. based price will be 5 to 6C. After GST(12%) and Stamp Duty(6%) the villa will be around 7C. Finishing will cost around 1 to 2C. Total 8 to 10C.

Only idiots buy villas. If you need quality house, its best to buy the land and get it constructed yourself.

Have a portion to rent out and another small one for driver/maid.

For some people amenities also important. Like play areas for kids ,park, club house, community etc.
