Apartment for investment? I'd say no. 70 Lakhs to 1 Cr 2 bedroom ki 20 to 30K rent osthadhi. . .

Don't buy a apartment to give to rent , it is not a good investment . The apartment will not appreciate as much as land 

The rents will not even come close to paying the EMI .

if you really want to buy an apartment to give to rent , check second hand market for and choose a well built and maintained apartment .

if ur expecting 30 to 40k or above rent for flats (2bhk) u will get in gachibowli, chitrapuri colony (niharika excotica, freshwater creek, lanco hills to name a few) , shilpapark kondapur etc.,

but again many tenets in these areas vacated bcoz of WFH from companies & located to outskirts or either vacated completely & shifted to another cities

so my suggestion is not a good idea to buy a 2 bhk flat at this moment in hyderabad

Rent a apartment first , then buy it after you are there
