Want to start house search. House owners or experienced folks please share your advise. what to look for and what to avoid...

Phoenix lo housing idea ledu but general ga ayuthe get a pre approval from your bank to know how much you can afford 

finalize your area and better to find a house in good to great school districts, though they are expensive it’s worth 

try to visit open houses in weekends to know more about current market trends and what you are getting for the price...

create an account in Zillow or Redfin to that they will send listings 

finalize a agent (desi ayuthe you get some commission back)...talk to your colleagues and friends to find out a desi agent..

phoenix new houses aekada.. seems all sold out.. now delivery time is year i think

@LadiesTailor covered a lot of good points already

I went through this recently , finalize 2-3 areas of your choice keeping in mind the commute from office , budget , schools , desi community , home values over the past few years , development scope , shops (desi , non desi)  etc then hire an agent to help you

Places with good schools have good demand always

Agent will send a list of homes from those areas , check if they tick off your criteria and visit homes personally you like 

getting pre approval from bank is not necessary but could help you when you are making an offer , if its a fast moving market then its better to be prepared

Don’t bite more than you can chew...

 

that means in general the amount you put on house should be able to recover after selling in best case.. or in worst case selling the house  shouldn’t leave you bankrupt

 

let’s say you are planning for 5 yrs


cash_after_downpayment + savings_for_5yrs > (buying_price - selling_price) + (hoa + taxes + insurance)* 5 yrs + realtor_fee + maintenance

Also in general cost renting kante ekkuva undaddu which mean renting will still result in loss...

sellable location ayi undali in 5 yrs lekapothe it will be mess
