The 4 hot areas now are 

Spring Hills 
Franklin
Nolensville
Mt. Juliet 

First 3 areas comes under Williamson county.. where the School ratings are best in the TN State. 
Spring Hills is little far from Downtown Nashville (around 40 mins travel time), but it's very hot in this housing market.

 

Franklin is well developed area where there are lot of Desi community. Whole communities are occupied by Indians. 
Buying a house here is little difficult (not impossible) with the current market. 
But, if you are looking for best school zones.. this is the to go place.
