hyperbole Posted July 18, 2021 Report Posted July 18, 2021 Kastamu le and going above 40cr/acre is first time ever in South Indian anta, sarlarpuria got it for 25 cr/acre before pandemic in the same SEZ. Rajapushpa paid 60 cr/acre because they own 4.5 acre in that block and hence they went beyond for that 1.9 acre adjacent parcel so that they can own the whole block and have 3 access roads so that they can go beyond stipulated FSI (build more floors) 1 Quote

hyperbole Posted July 18, 2021 Report Posted July 18, 2021 Hyderabad and then AP got a a very bad reputation with land auctions and most of the auctions ended up in litigations scarring away National builders like DLF, Hiranandani etc. These Kokapet lands were litigated during YSR time and the court cleared them after 10 years. hence some of the National players were sitting on the fence and watching things unfold. Hiranandani actually purchased land during the Golden Mile auction in 2007 but it seems to have changed hands later. DLF was hit by so many litigation cases that they just stuck to Gachibowli and later they have agreements with MyHome(almost of all Hitech city myhome constructions are on DLF bought lands as they wanted to get out of the mess). A lot of national players are still wary of Hyderabad as being a notorious market for property litigation. Regional players, however, can wade through those issues using power & influence. It’s not just Hyderabad but every city has their own version of MyHome and they usually don’t enter into other cities because of inherent problems Quote
