Ee house aina minimum base baane untadi bro , just go for constructional upgrades like 4th bedroom, standing shower, balcony migitavi anni you can do outside its way cheaper, only advantage with going upgrades with builder is loan lo kalospotadi but you have to pay premium price for it

another advantage to go with builder is the final price is noted. like sold for 710K in 2021.

reselling apdu 800k ante...buyer will understand the slight increase due to resell. ade nuvvu 650k petti illu koni...inko 6ok upgrades chesina later on , the prospective buyer might not know it.

depends in how much the builder is charging for those upgrades
