If state government does not develop any infrastructure then the developers cannot recover the money . That is why almost all of the buyers are related to KCR family , no one outside trusts the government to develop infrastructure . In a way this confirms Hyderabad is still nowhere near at top in national scene Quote

In a way this confirms Hyderabad is still nowhere near at top in national scene This same land has a history to go with it, it was sold by then congress govt in 2007 for 14 cr/acre, then it was litigated, hopeless congress mfers didn’t even return money to the investors who paid after the auction. It left a sour taste in the mouth of national investors like DLF who chose to exit Hyderabad market altogether and whatever lands they won as part of the auction are either acquired myhome or being developed in partnership with myhome. Companies like Hiranandani also won in 2007 auction but they also sold their after they were reallocated twice or thrice and decided to exit the market altogether. National developers learnt a lesson that it is not easy to navigate unless you know someone or have clout in the local government. Hyderabad is working back on the reputation and hence we atleast saw Bangalore developers like RMZ, Prestige and Salarpuria (since the government was extremely favorable to these guys and they build 25msft A grade office space in last 5 years otherwise Hyderabad didn’t had any A grade office till 2017) here is the news excerpt HMDA had a total land of 634 acres in Kokapet, of which 167 acres were sold through auction in 2007, when the maximum bid was ₹ 14.25 crore. Later, the lands got mired in legal dispute for a long time, before being cleared by the Supreme Court in 2017 in favour of HMDA. After allotment of 110 acres to the Special Economic Zone, and 55 acres to several other organisations, HMDA developed the layout in 300 acres. After allocation to roads and other public utilities, plots were developed in 110 acres. this was the state of investors who paid off money after the auction but the government kept flipping them around and never assigned any alternative site Imagine if a local investor who poured in 2k crores had this plight what would be the situation of a national developer and thus the reputation is damaged badly but government is working on the reputation and is being very proactive with laying out infrastructure etc 1 Quote
