Govt lease kante Govt auction lot better, lease rates will be very low and ROI takes decades to recover, and for investors it’s a big NO as asset vundalapothey capital easy ga dorakadu. This is what it happened with Amaravati. Tried to create value but failed miserably. One of the main reason being leased land, of course Chandranna kakruti itself is a biggest reason for failure.

There is something called ROI, this is not an amusement park or some airport, the builder is in the construction business, they built and sell to recover rhe investment to reinvest again. Their whole business model operates on floating cash model i.e. .they sell bookings even before they begin the construction and that is one of the main sources of their capital towards construction. Consider, you and me as example, would we lease a property or buy a property?

i am not talking about lease. I am taking about value of land.

land is not something that is invented or created by Myhomes or similar developer. so, society should reap the benefits of the land. 

Myhomes gadu vachi buildings katti, ammina dabbu lo 40 percent govt ( owner ) isthe, govt will get more income anedhi na yokka idhi. this is how most of the real estate works today in Hyd with private players.

This is a SEZ, if people like MyHome wont come and develop the Government will lose money(classic example amaravathi). Imagine MyHome develops 10 million sft office space that roughly translates to 10000 jobs(100 sft/person). That means government will make more eventually by direct and indirect taxes and at the same time it will help grow economy in that region like new houses, restaurants, malls, hospitals, schools, transportation and hospitality jobs etc. That flat piece of land has no value to anybody if it is lying empty. 
 

the model you are explaining makes sense for the countries like Singapore where land is very scarce but not in our situation

That’s what I explained, builder is an intermediary and eventually they will have to sell or lease it  to recover their investment  and more often not they will sell it and that’s how they rotate money. For example, MyHome has a yearly turn over of 12,000 crores but their own equity could be less than 2000 cr and that means the remaining 10k crores they gather through pre-selling and some through loans and some their own capital(lands). If leasing is the own proposition it will curtail their growth and the land will never fetch more value since the builder will only be buy land at a premium if they stand to make money on it.
