 hedge funds / HNI are buying up empty houses due to record low interest rates . 

They are just listing them for rent or keeping em empty . This leaves very little stock for individual home buyers and thus increased prices.  

Basically there is a lot of artificial scarcity created by a combination of low interest , stressed supply chains , excess liquidity , etc

I know NYC, Jersey city reduced a lot last year. Not sure about current situation.
