I wouldnt say waste...but nee varaku offer ochindi ante adi definetely grade-1 office space kadu. 

in short, ekado kastha land kanipisthe..akada oka builder vachi building kadutunadu..adiki paisal shortage ayi market nundi interest mida teesukovadamo leka cheap ga ammadam antido chestadu..

Now, Do you think you can lease this office space for considerable rate per sft ? Poni, plug and play laaga upgrade chesi upwards of 50 rs per sft ki rent out cheyoch antava ? 

Consider prevailing interest rates, lease rates and competetion..and investment  amount ni gold equivalent or fixed deposit or risk teesukunta ante real estate plots lo pedithe entha return vastado chudu..and then take a call.

In short, if you calculate on above said reasons you will not go froward.

If you are an NRI, niku ilanti offers chala vastuntayi...don't get tempted. Commercial space if you are  not in India to look after, you will repent for sure in long term. oka 20 years lease period lo at least 10 years torture padadam khayam. 

Better to look for some place along with known people..

dont believe in anyone  for real estates- invest in urself - also mindspace/embassy/brookfield/tarc reit's unnayi ga - they pay u rents for every 6 months for whatever u hv invested and its sebi controlled what more u want vayya

Hyderabad have more than enough commerical and office space from 90s there is no roi like other cities mumbhai delhi banglore or chennai
