since he is representing you and seller side...he must give you good returns after keeping his commissions. Usually desi agents does this a lot. So munde entha % isthunnav ani adugu. He might say market is too high, i have multiple offers ready so no negotiations etc ani...this might be true..u should know your local market. If not, you can negotiate with him as well....vaadiki entha high price lo sale aithe, antha commission money vasthadi...so talk to him.

other than that, there are no other obligations or ligitations....of course you will go with your own Attorney and not seller's side....so mee attorney motham chusukuntadu other legal things....thats it
