Not just Telangana , anywhere in India costly land isn't safe unless you can monitor it regularly and know local politicians 

You do realise kabja doesn't require any documents , they can occupy and take you to courts for 20-30 years ? 

Gated communities maybe safer but your faith in documents and legal protection is misplaced
