If the amount is large, then ask your friend to give a letter saying it is a Gift and then i think it should not be a problem...Then disclose the same to the bank...it is legit...

Dont mess with mortgage. Declare everything as legit . If they find out you did some edits then it will jeopardize your loan process and they might take it as  tampering documents . Banks will have access to every financial data .
