Amenities and landscaping looks good but 3780 flats and 15,000 people assuming 4 per household enjoying these amenities together?

I have the price sheet and details bro(i got it from one of my apartment groups).

base price is 6850 and premium charges for floor rise only

till floor 6: no extra charges

6 till 24: 20/sqft for every floor

25 to 30 : 400/sqft

31 to 39 : 500/Sqft

and extra premium charges for Parking as well

 

Basement 1: 4 lacs

Basement 2: 3.25 lac

basement 3: 2.75

Basement 4: 2.0 lacs

 

and since this is in SEZ zone, i think land will be leased for 99 years or something(i don't have much info on this, i might be completely wrong too, if you are inquire,confirm regarding this too
