If you like it.. just move forward man, home is ready ga ,you can lock rate and close it immediately. 

If you start asking people, it will lead to more confusion.

get some desi realtor who gives maximum rebate.

Negotiate maximum and ask seller  to contribute some money towards closing and to buy down rate.
