3100 ante.. you might be putting 5% down.

   1) principal and interest  is $3100

   2)  Real Estate Tax

   3) Homeowner's Insurance 

    4) Mortgage Insurance 

    5) HOA 

     6) Utilities 

Add all those and see monthly expenses.

 

I would say if you are going ahead.. lock the rate to be on safe side.

refinance is like taking new loan,  you will have to pay closing costs again.

Be prepared to refinance after 4-5 years.

Refinance costs 3-5% of the loan amount as closing costs… it is not cheap unless the rate goes very low.. 

Also, you pay more interest on refinancing a loan.. the total cost of the loan is more..

home insurance ki 200-300 avuddi.. energy bill will be high on a home compared to an apartment..  it will be 3700+property tax..

builders instead  will prefer to sell them to investors in bulk at 10% off . Investors will use it for rent and other purpose.
