I have purchased a land plot measuring 550 Sq Yard somewhere between Payakapuram & Nunna of Vijayawada (Do not want to tell exact location as YCP goons may attack me).

During CBNs time till 2019 --> Layout charges, Plan, Permissions, Water Tax, Utilities etc -- all costing INR 5,00,000 And most importantly free G+4 permissions which means I can leave the entire basement for parking and build 5 floors on top with 3 flats each floor = 15 flats in total.

Builder wanted to take 7 and give 8 for me.

Each one can be sold at a minimum of INR 50,00,000 totalling to 4 Crore INR.

My investment on land in 2011 was 1.10 Crore for 550 Sq.Yards.  Plus add 10-15 lakhs for bribes, permissions etc. 

Total Revenue (when all flats sold) = 4 Crore INR

Total expenses = 1.25 Crore (Land Value + expenses mentioned above)

Net profit: 2.75 Crore

 

 

Now after May,2019:

I have given up the idea of building altogether due to Covid & sand issues. But reached out to a builder now last month and the things have changed like this:

1. Layout charges = 14 Lakhs

2. Plan, Water, Green tax +++ additional taxes = 6 Lakhs

3. Biggest bokka is: Its only G+2 by default and need to pay BOND charges for 4th and 5th floors. Each BOND costing 21 Lakhs. So total BOND costs = 42 Lakhs

4. TOTAL BOKKALO Charges = {62 Lakhs (above)}  + {some 15 Lakhs bribing + other expenses} = 77 Lakhs.

5. But the cost of flats remained the same since 3 years due to fcuked up Economy.

Total Revenue (when all flats sold) = 4 Crore INR

Total expenses = 1.10 Crore + 77 Lakhs = 1.87 Crore

Net profit: 2.13 Crore

 

Nearly 62 Lakhs are going into Jagga's Treasury. I am happy if it goes into providing education to poor people. But Jagga is taking all the credit. He wants to be next Jesus, the saviour.

He should mention the names of the guys who are paying the taxes and who are getting benefitted.

nenu eppudo seppa...eedu free ichi dobichukoni vatini feed cheydaniki revenue kosam indirect taxes crazyga badhutunadu....similar happened to my cousin...lives in Hyd and pays 1200 or so in yearly taxes...got an apt as investment and getting charged 5000+ as taxes....he was shocked

have a question here...as per GO 168...you can build a Stilt+G+3 if you leave 9 feet road facing and 8 feet set backs...bonds pictureloki deniki vastunai? builder emanna biscut estunnadu emo?
