No.. it is a liability until you pay off the loan… but you still take it as you need a shelter to stay.. might as well build equity on the home by paying the mortgage instead of the rent.. 

same with the car too.. don’t expect to profit from it, it may not work all the time.. in some areas, homes lose value and in some they just retain the value…
