Yes, Current Trend is people are preferring apartments over villas. The only catch is it should be a gated community from a branded builder and in a good  location. These kind of apartments normally appreciate atleast 5-10 years

you may not get the current value when you sell an apartment, but wont depreciate for sure, and may make 20-30% around profits when you try to sell,  also depnds on several factors like, which floor, vastu - east preferred, and natural sun light in the apartment, nearby places like schools restaurants, hospitals, grocery shops etc...

USA lo untoo India lo apartment pure investment kosam konatam naaku aithe senseless anipustundi. 100% my opinion and feel free to disagree. 

While the appreciation is speculative, straight dip has never happened. 

However when factoring in management, rents, managing the place, forex dips, future sale and get money back in USD - ivanni tangible level lo evvaru discuss cheyyaru matladaru.  

If your family is going to occupy the place, definitely go for it as the future value will demand more money and most importantly if our folks enjoy the place you cant put a monetary value to that satisfaction.

US lo untu Investment ga aiyte land is better than apartment anyday. Parents undadaniki aiyte in my experience gated big apts is better. Lot of ppl constantly meeting and lot of community activities [musali valu morning and evening walks ani, parties ani/ poojalu meetup ani] in gated apartments.
